A Conversation With the Visionaries Behind the One Park Sarasota Residences

Gary Hoyt, president, and CEO of Hoyt Architects, was recently inducted into the American Institute of Architects College of Fellows for his work, an honor given to only 3% of AIA Members. Gary Hoyt and Associate Principal George Scarfe recently sat down with us to discuss the pioneering design for One Park that’s setting a new standard for Sarasota Bayfront living. Let’s hear what these industry leaders have to say.

Can You Describe the Architectural Design of One Park?

Gary Hoyt: “We see One Park as a signature project for that whole area. We aimed to design a tower that connected this unique urban location overlooking The Bay, right at the threshold of downtown, with the natural elements of the adjacent Sarasota Bay. The building itself is divided into three parts, with the main structure featuring a faceted geometry of balconies enclosed by glass. It also has an extended base that includes a full-floor amenity area. At the ground level, One Park will have its own retail and restaurants that link the building to all the elements that make downtown Sarasota special.”

What Inspired the Design of These Sarasota Residences?

George Scarfe: “All of the 86 residences are gracious in size and ceiling heights. One thing we were able to take advantage of in this design is the four corner residences on the typical floors have tremendous walls of glass. Then, the two middle floorplans create that unique opportunity for privacy and having both primary and secondary spaces to enjoy. We also configured the tower to ensure you’re always connected to the exterior – that light, air, and stunning views flow through each residence. Opening the wide sliders allows the Florida weather to come in, and then expand the living spaces out onto large expansive balconies.”

Could You Elaborate on the Townhouse Collection and Its Distinctive Features?

Gary Hoyt: “The townhouses on the lower levels create a unique opportunity that’s not available in most high-rise condominiums. They’re located on the extended base and will live like urban residential townhomes. Each of the residences has its own rooftop garden for light and air, facing the park at The Bay. Residents will be able to have this private amenitized area on a lower floor, yet it’s still high enough that they are overlooking the park at The Bay.”

How Will the Penthouses Be Different from the Other Residences?

George Scarfe: “The Penthouses are all through units, providing large amounts of light and air. Since it’s substantially above the other residences, they have tremendous amounts of glass exposure in all four directions. It allows a unique opportunity to give residents almost 180-degree views of not only the bay and the waterfront, but also some city views. The developers, PMG and MoneyShow, have also been committed to first-in-class finishes and fixtures on this project. The Owner’s Bath will have very unique features – large tubs, large showers, Italkraft cabinetry, and just a really high standard overall. The kitchens are also impressive, with SubZero and Wolf appliance packages, large amounts of counter space, and a large living and dining space for entertaining.”

What Inspired the Idea of Having One Full Floor of Amenities?

George Scarfe: “Having all of the amenities on one floor not only makes it centrally located for shared experiences, but also provides residents with endless options. There’s a strong wellness component in the overall conception of the amenity floor. The spa experience with a Hamman Spa and steam rooms is something you don’t typically see in condominiums. On the south side, residents can enjoy hot and cold plunge pools as well as a very large resort-style pool. The northern portions have a very large fitness center, a yoga lawn, a spin room, and a lot of unique features like the Hospitality Suites. Visiting family and friends can have their own experience, but then also have the amenity level as a gathering space. Residents and their guests can all be on the same floor to enjoy the amenities, whether one couple goes to use the spin rooms while the other goes to the club space and enjoys a cup of coffee.

Gary Hoyt: “A lot of the amenities residents will enjoy are within the city itself. There’s so much within The Bay Park, Quay Commons, and Downtown Sarasota that’ll be within walking distance. They could cross the street and be in the cultural center of Sarasota. In addition to The Bay and its future performing arts center, there’s also the Sarasota Orchestra, events at the Municipal Auditorium, and so many more arts venues.
